What we do not do
We do not supply or move mechanical plant. We control what your HVAC contractor installs, and we need their valve and fan-coil schedule before we can commit to a zone count.
Four systems, one thermostat per zone.
A villa usually runs more than one kind of plant, and they are controlled differently. Which ones you have decides the zone count and the interface, so it is worth naming them early.
Fan coils and chilled water
Usual in larger new builds on chilled water. A valve and a fan speed per zone, which is what lets a guest room be held at a setback instead of being conditioned for nobody.
Split and VRF units
Controlled over the manufacturer's own bus rather than a dry contact, so the app shows the real setpoint and mode instead of guessing at them.
Underfloor and radiant
Slow to respond, so it is scheduled rather than switched — a setback that starts at the right hour matters more here than anywhere else in the house.
Fresh air and humidity
Ventilation rate and humidity read per zone. In this climate the complaint is almost never temperature; it is a room at 24 degrees and 70% relative humidity.

Each of these is a coordination item, not a preference. Left to the end, they become a variation order.
The valve schedule sets the zone count
One motorised valve equals one zone. If the mechanical drawing has four valves, the house has four zones, whatever the lighting plan implies — we need that schedule before we can quote a zone count honestly.
Thermostat position decides comfort
A sensor on a wall in direct afternoon sun reads five degrees high and the room is cooled to compensate. Position is agreed on site, not on the drawing.
Setback depth is a comfort decision
Three degrees back is invisible and saves little; six is a real saving and takes forty minutes to recover. We set it per zone with you rather than applying one number to the house.
Humidity needs its own answer
Cooling dehumidifies as a side effect, so a well-zoned house that runs less can end up damper. Rooms that need it get humidity read and a dedicated strategy.
Mixed plant needs one interface decision
Fan coils on Modbus and splits on a proprietary bus can both work, but each interface is a physical device in a board. Deciding late means finding board space late.
