Lighting and control land at roughly two per cent of an apartment's price. The market reads them back at three to five per cent of appraised value, and buyers remember the evening in the show apartment. That arithmetic works — but we are three people, so we take one development at a time and we start by equipping the show apartment at our own cost.

What we will not pretend about.

We are a small manufacturer with a deliberately narrow line. A development is a twelve-to-eighteen-month conversation and we do not have a sales floor to run it, so we would rather tell you our real capacity now than discover it together at second fix.

One development at a time

Not a portfolio strategy. If we are committed elsewhere we will say so and give you a date rather than take the job and stretch.

Show apartment first, always

We equip one unit at our own cost. You walk it after dark before any decision about the rest, and if the answer is no, it cost you nothing.

Typical layouts, not bespoke units

Four to six layouts cover a whole building. That is what makes the number hold and what makes it deliverable by a small team.

Our line stops at the light

Fittings, keys, design, commissioning. Cabling, CCTV, networks, AV and alarms are not ours and we will not bid for them.

The whole development ordered inside a 3-step MacAdam ellipse, Ra and R9 measured on your batch, and the batch number recorded per building.

Five years, ten years of spares

On our fittings and keys. Integrated third-party equipment carries the manufacturer's own term, stated per line in the schedule.

Phased against handover

Per building or per floor, so your site is not storing three hundred boxes it cannot install yet, and spares are reserved to the property.

Ask it of every bid you receive, including ours. The answer is usually a shrug and a warranty folder with four names in it — and at that point the person who answers is you.
